In all my time real-estating, I've seen some impactful upgrades that give the homes a fresh look AND are easy on the wallet.
These are a few of my favorites:
Replace faucets and cabinet hardware. Estimated cost: $150-$400 for a kitchen faucet and $5-$25 per cabinet pull.
Upgrade door knobs and hardware. Estimated cost: $28 per passage door and $31 per privacy lock.
Swap builder-grade switch plates for decorative ones. Estimated cost: $5-25 per plate, depending on style.
Refresh rugs. Check out Target, Wayfair and even Walmart for great prices and high-end looks for less.

Lake County: We saw a 4% increase in number of homes sold month over month, and a 6% decrease compared to February 2023.
Cook County: We saw a 13% increase in number of homes sold month over month, and a 2% decrease compared to February 2023.
The spring market is here! Sales are up across all three counties compared to January and we're seeing more buyers enter the market with the goal of purchasing in 2024. As a buyer, plan ahead and start early. It may take longer than expected to secure that home you're searching for. As a seller, your home must be in pristine condition and show beautifully to get the results you are looking for -- more eyes on your home, more buyers coming through and hopefully more & stronger offers on the table. McHenry County: We saw a 22% decrease in number of homes sold month over month, and a 23% increase compared to January 2023.
Lake County: We saw a 28% decrease in number of homes sold month over month, and a 2% increase compared to January 2023.
Cook County: We saw a 27.5% decrease in number of homes sold month over month, and a 1.7% decrease compared to January 2023.
Not to fret, the sales decrease from December to January is on par with historic data for our area. However, we are starting to experience what feels like the start of "spring market" already. Days on market is back down to approximately 17 median days for sold properties in McHenry and Lake County. We are seeing more buyers enter (or re-enter) the market now that rates are lower compared to the latter half of last year. For buyers, this means preparation is the name of your game in 2024. We need to meet earlier than you may think in order to prep our game plan for a successful purchase this year. And sellers, perfect pricing and condition are still going to be your best friends -- and appropriate planning continues to be imperative to a successful sale where you sell faster and for the most money. I’ll start. Here are three things I’m super proud about having accomplished in 2023:
My business persevered through a big market shift from previous years. While I know many in this industry got hit hard, I am so thankful to report that I hit my goal numbers spot on – something I truly attribute to my amazingly loyal clients. We had 4 fun events where I was able to express my gratitude to the people who have supported and trusted in me over the years 🙂
I helped 34 families buy and sell properties. That’s 34 lives I got to touch and people I got to know (or got to know even better). And I loved every second of it! 🥰
Oh and I accomplished this while chasing around a crazy toddler and growing a new baby 😅 I swear, working while pregnant makes me feel like a superwoman – I think it’s because I have a constant reminder of my “WHY” with me at all times.

But with a little extra planning and know-how, you can sidestep the following pitfalls the next time selling is on the mind:
Mistake #1: Listing your home too soon - either before you're emotionally ready or before your home is ready to be viewed. I always say you don’t get a second chance at a first impression.<br /><br />
Mistake #2: Putting your belongings in storage for months and months without thinking about them (and unnecessarily racking up monthly storage fees). Go through things first to purge unnecessary items before paying to store things you’ll likely get rid of later on.<br /><br />
Mistake #3: Expecting new appliances, furniture, or home decor to be delivered overnight. While pandemic delays are a thing of the past, it can take weeks or months to schedule delivery, so plan accordingly.<br /><br />
Mistake #4: Misunderstanding the layout of your new home and whether your current or new furniture will fit. (A tape measure is your best friend here!)<br /><br />
Mistake #5: Packing too late. On average, it takes 3-5 full days to pack up a three-bedroom house. Triple or quadruple that number if you only want to pack in the evening hours. Slow and steady wins the packing race.

I've got some DIY tips to help you make your home extra festive without breaking the bank!
Place extra ornaments on the mantle, in a hurricane vase, or around a DIY wreath.
Paper, scissors, and some string are all you need to make snowflake garland. Find patterns you love with a quick online search. Simple, bold, and easy for the kids!
Wrap empty Amazon boxes to create a faux-wrapped present tower. Place on an entry bench, stairway, or fireplace. You can also wrap artwork or picture frames already hanging on your wall. Just add a fun bow and place back on the wall.
Put those holiday photo cards to work as ornaments on your tree (use clothespins to clip to branches), or simply hang them around a doorway.
When in doubt, go with lights and greenery. On the mantle, around a banister, above kitchen cabinets...the possibilities are endless and the price is oh-so-right.

McHenry County: We saw a 7% decrease in number of homes sold month over month, and an 11% decrease compared to November 2022.
Lake County: We saw a 2.5% decrease in number of homes sold month over month, and a 12% decrease compared to November 2022.
Cook County: We saw a 15% decrease in number of homes sold month over month, and an 11.5% decrease compared to October 2022.
We are heading into the last month of 2023 and the market remains strong in Northern Illinois. While we are not seeing tons of multiple offer situations, we are seeing sellers getting about 98-99% of their last list price on average. However, this compared to 97-98% of their original list price. In other words, we are seeing price decreases happening -- although typically not drastic ones. We have pretty steady supply, albeit still very low. We also are seeing gradually less buyers out due to a combination of time of year and interest rates. However, we are seeing indications and forecasts of lower interest rates in 2024 -- the potential of as many as 6 decreases by the Fed. Keep in mind, this will likely mean an influx of buyers to the market. So buyers, be ready to compete. And sellers, be ready for more competition as well as those home sellers who held off in 2023 decide to come to market next year.

Revisit your wants vs. needs list and budget.
Take pictures and videos to jog your memory later (just make sure this is okay with the seller). This way, you can compare different homes and remember the details of each one.
Think carefully about the lot, lot size, and location — especially since you can't change them.
Look for structural integrity issues like water damage, cracks in walls or ceilings, and sloping floors.
Pay attention to noise levels from nearby roads, airports, and railways. You don't want to buy a house that's too noisy for your lifestyle and liking.
Look past decor and staging. These things will soon be gone (both for better or worse), so focus on the features of the home itself.
Most homes have cameras, so try to keep your opinions and thoughts to yourself until you've left.

Storage unit<br />Decluttering and depersonalizing your home before you put it on the market is a must. I call it “pre-packing.” If you can’t bear to part with your things, rent a nearby storage unit to hold them safe and secure until you sell.

McHenry County: We saw a 16% decrease in number of homes sold month over month, and an 11% decrease compared to October 2022.
Lake County: We saw a 13% decrease in number of homes sold month over month, and a 17% decrease compared to October 2022.
Cook County: We saw a 9% decrease in number of homes sold month over month, and an 8% decrease compared to October 2022.
Months supply remains low in all three counties, dipping to 1.2 in McHenry, 1.6 in Lake and 2.2 in Cook for the month of October. Remember, anything under 5-6 months is considered a "seller's market" from the perspective of supply vs. demand. Because we still have more buyers than homes for sale, average percent of last list price remains between 99.2-100.1% across the areas. That said, there is still opportunity out there for buyers. While interest rates remain high, some sellers are offering credits, interest rate buy downs and willing to entertain contingencies -- things that were entirely off the table during the pandemic market. Those turn key homes that are priced well are moving fast and with competition. But those homes that are sitting a bit longer for whatever reason are more likely have more flexible and accommodating sellers.

While it's true that lower interest rates make it cheaper to borrow money, interest rates are just one factor that determine affordability.
Another is demand. When rates drop, demand increases because more people can afford to buy. As a result, prices tend to inch upward as interest rates dip down.
In other words, if you wait to buy a home until interest rates drop, you may find you can't afford the home you want because prices have jumped even more.
If you're serious about buying, the best thing you can do is to talk to a trusted agent (and lender) to discuss your options. I always tell people, the right time to buy is WHEN YOU’RE READY. Everyone’s situation & life stage is different and should be treated as such. Real estate is not one-size-fits-all.

If you're a homeowner, it's important to take steps to prepare your home for the cold weather. By following a few simple tips, you can save yourself money and headaches down the road.
Follow these tips to prepare your home for winter:
Inspect your roof and gutters. Make sure there are no holes or leaks in your roof and that your gutters are clean and free of debris.
Check your heating system. Have your HVAC system inspected and cleaned by a qualified professional ahead of winter temperatures.
Check your smoke detectors and carbon monoxide detectors. Make sure that they are working properly and that the batteries are fresh. Most smoke detectors are only rated for 10 years, so if you’re unsure – replace them.
Insulate your home. Make sure your attic and walls are properly insulated. This will help to keep your home warm and reduce your energy bills.
Seal air leaks. Use caulk or weatherstripping to seal any air leaks around your windows and doors.
Protect your pipes. Wrap exposed pipes with insulation to prevent them from freezing — and bursting. Also, ensure every family member knows where the main water shutoff is to access it in an emergency.
Stock up on winter supplies. Firewood, salt, shovels, snowblowers, etc.
Protect your patio. Protect patio furniture with weatherproof covers or, better yet, store it away in a garage or shed.
Plan for power outages. Make sure your emergency supplies are accessible and that you have a way to heat the house and prepare food without electricity.

In the month of September, Lake and Cook Counties saw the most drastic spike down in sales from August as compared to McHenry County. The number of new listings have also fallen in the last month, further contributing to the low inventory in our market. As interest rates remain high, this could be a season of opportunity for those buyers who don't let the rates scare them away. We're seeing less competition (especially in those higher-than-average price points). Rates historically fall in election years, so we'll see if that rings true in 2024. However, keep in mind the relief in rates will undoubtedly bring a swarm of buyers & increased competition from those who have been waiting on the sidelines for rates to fall.

After a slower July, we are back to increasing sales month over month. However, we continue to be down from this time last year. Demand continues to outpace supply, despite the higher interest rates. The number of homes for sale remains pretty consistent as some sellers have opted to stay put in their sub-4% interest rate homes. Other sellers who don't need to buy a new home upon moving are happy to list and take advantage of the low inventory. While some buyers have put off their move, others understand that as soon as rates lower, a flood of buyers will enter the market and we'll be back to those insane bidding wars and even higher prices.

Lake County: We saw a 9% decrease in number of homes sold month over month, and a 17% decrease compared to July 2022.
Cook County: We saw an 21% decrease in number of homes sold month over month, and a 22% decrease compared to July 2022.
July tends to be a slower sales month in general as people are pre-occupied with vacations, travels and other summer fun. However, we did see a dip not only from June but from July of last year as well. We never really saw the spike in new listings hit the spring and summer market this year as many sellers feel rate-locked in their homes. There are still many more buyers than homes for sale (i.e. sellers' market), but some buyers have opted to put off their next home purchase -- especially those without a pressing reason to make a move. Regardless, the market in our area remains strong and homes are still selling -- just at a lower rate than we saw in the height of the covid market.

While rates remain near 7% on average, inventory remains extremely low. Median days on market is almost equal to what we were seeing last June and both average and median sales prices exceed June 2022 numbers in McHenry County while these metrics are more even in Lake and Cook Counties. There have been talks of limiting the Fed rate hikes, but we still expect two more by year end. Keep in mind, IF rates lower into the 5-6% range next year, we will likely see more inventory pop up as people get more comfortable trading their low rates, but we will also likely see an enormous influx of buyers enter (or re-enter) the market after pressing pause during the higher rate season. So, pick your poison I suppose!

Overall, we are seeing sizable increases in sales month over month as the summer market heats up. That said, interest rates staying high is contributing to lack of inventory and lack of sales compared to this time last year. While interest rates are certainly a contributing factor, life goes on and many people need to buy and sell regardless of the rates and inventory. The show must go on! Average sales price continues to tick up month over month across the area and average market time continues to decrease as buyers keep needing to buy & move. It continues to be a strong market for sellers, but not as competitive and cut throat for buyers as the Covid market.

Cook County: We saw a 4% decrease in number of homes sold month over month, and a 33% decrease compared to April 2022.
Overall, we are seeing sales remaining virtually unchanged month over month. We are seeing those laws of supply and demand dominate once again. With the spring weather and rates acting seemingly less volatile over the past month or so keeping fairly steady around the 6.5% range, more buyers are out looking. So, more demand. But what about supply? Well, while new listings have ticked up slightly, this hasn't been enough inventory to meet buyer's needs. Therefore, we have average sales prices increasing and market time and months supply decreasing. If you're debating a move, let's set up a time to chat about what makes the most sense for you.

Overall, we are seeing about a 20-25% decrease in sales compared to this time last year with its record-low rates. However, we are seeing a big bump in sales from last month. Rates are hovering at about 6.5%, which is an improvement. We will likely see more buyers emerging as we are now officially in spring-mode and hoping to see more inventory come to market as spring break ends in our area and everyone now has their sights set on summer!
